Five stages. This is the whole job, in order.

It’s a process. Steps, a method. That’s all it is. FLIPS™ is the exact order we work in on our own flips, and it’s the order we’ll take you through on yours. Most people who come to us have read the books and watched the videos. What they’ve never had is someone checking their numbers before they commit.

F

Funds — sort the money side first

You work out what you can actually raise, and from where. Savings and equity are only one route. There’s bridging finance, joint ventures, angel investors and equity release, and knowing how to use them is a skill in itself. We built a multi-million pound portfolio that now has virtually none of our own money in it.

Where people come unstuck: they decide they haven’t got enough money to start, so they never start. Or they set off without knowing what the finance actually costs them, and the interest quietly eats the profit they were counting on. Your first fortnight fixes that, so you know your real budget before you look at a single house.
L

Location — pick the right area

You learn to read a street the way we do. Who buys here, what they’ll pay, what sells in weeks and what sits on the market for months. Not a postcode someone recommended on the internet. A real area you can get to, work in and sell in.

Where people come unstuck: they buy the right house on the wrong street. You can refurbish a house beautifully, but you cannot move it, and you cannot sell it for more than the street will bear. Get this stage right and every decision after it gets easier.
I

Identify — find the one with room in it

A tired, unloved house that nobody’s looked after for years is not a problem. It’s the opportunity. You’ll learn to spot the ones that have got legs, and then how to make your money when you buy, not when you sell. That’s the offer, the negotiation and the walking away. We mentored a plumber who’d worked on other people’s refurbishments for years and never thought he could do his own. He saved a large sum on his first purchase through his offer and his negotiation, before a single tool came out of the van.

Where people come unstuck: they fall in love with a house and pay what’s being asked. From that moment the profit has to come out of the refurb, and there usually isn’t any. You make your money when you buy. We’ll be on your numbers before you make the offer.
P

Property problems — work out what’s really wrong

Damp, dodgy joists, a roof that’s had it, a kitchen that just needs paint. You’ll learn what a problem actually costs to put right, what you can leave alone, and how to price a refurb before you own the house. This is where we spend the most time on what not to do.

Where people come unstuck: this is the big one. They over-specify the refurb, or let the budget drift week by week, and finish a beautiful house that made them nothing. Knowing what to do, and more importantly what not to do, is the difference between a flip that pays and a flip that just gives you your money back.
S

Stage and sell — let your buyers fall in love

How to finish it, dress it, photograph it and price it so it goes quickly. You’re not selling a property. You’re creating the next chapter of someone’s life, and they need to be able to see themselves in it the moment they walk through the door.

Where people come unstuck: they run out of steam at the end, put it on empty and cold, and then drop the asking price to get it moving. Every month it sits there costs them in finance. Finish it properly and you protect the profit you’ve spent twelve weeks building.
Where you are, and where you’re going

Twelve weeks is not very long. It’s long enough for this.

Where you are now

  • You’ve read the books and watched the videos, and you still haven’t bought anything.
  • You’ve driven past houses and thought, I could do something with that.
  • You’re not sure what a refurb really costs, so every number feels like a guess.
  • There’s nobody to check it with before you commit your own money.

Where you’ll be after twelve weeks

  • You can read a street and tell what will sell on it, and for how much.
  • You can price a refurb before you own the house, and hold that budget.
  • You can make an offer that builds in your profit, and walk away from the wrong house.
  • You’ve had your own real numbers checked by two people who’ve been investing in property since 1995.
What the numbers can look like

Make your money when you buy. Then protect it.

Here’s one of ours, in full. Not a projection, not an example we made up to look good. A house we bought, refurbished and sold.

One of our flips
Bought for£155,000
Refurbishment, legals included£12,000
Sold for£215,000

Across our flips we average over 30% return on the money we put in, and our best recent one came in at 49%. Our average profit per flip is £50,000. Every one of those numbers is ours, from our own deals, and we’ll show you exactly how they were built.

Maximising the profit

Where to spend, where a few hundred pounds adds thousands, and which rooms buyers actually decide on. We’ve learnt it over and over and over again, on our own money.

And what not to do

The costly habits nobody warns you about. Over-specifying. Doing work that never comes back. Trusting the wrong quote. This is the part that saves you the most.

Before and after

Here’s another one of ours. Before and after.

Everyone who viewed this house saw the problems. We saw the numbers, and the numbers said yes. That’s the whole difference. Not bravery, not luck. Knowing what you’re looking at.

In their own words

What people say after they’ve worked with us.

The guidance and mentorship we received from Wendy and Simon has literally been invaluable. Using their system on our first flip, before we even started our refurbishment, we saved over £40k. That gave us a cash pot for the refurbishment and more profit on the sale.

Knowing their framework has been built on their own knowledge and real-world experience has given us so much confidence. Wendy and Simon’s coaching is exceptional, it’s like having your best support system cheering you on. We can’t thank them enough.

I recently had an online meeting with Simon Lee to discuss flipping opportunities in the Oxfordshire area. His knowledge and advice were excellent, he cut through the ‘fog’ and was able to identify clear front runner properties with viable flipping opportunities straight off Rightmove. He gave me examples of work they’d done to increase value in similar properties and gave me a clear roadmap to follow. All round excellent advice on flipping properties. Thank you Simon.

Wendy & Simon · husband, wife, business partners

We started married life in a council flat we rented. No leg-up and no family money. We’ve been refurbishing property since 1992, bought our first investment property in 1995, and we’ve been flipping since 2005. We’re still doing it now, day in, day out.

So when we look over your deal, we’re not reading theory off a slide. We’re telling you what we’d do with our own money, because it’s exactly what we do with our own money. If we can do it, so can you.

The cost of leaving it another year

The risk of doing a first flip alone isn’t always that it will go wrong or lose money. It’s just that it may not make any.

The refurb creeps. A bit more here, a nicer one of those there. Six months later the house is finished, it’s sold, and you’ve got your money back and nothing on top.

And that’s the real damage, because it’s not the money. It’s the six months of your life. It’s the quiet voice afterwards telling you that you can’t do this after all. Most people who have a flat first flip never do a second one. The whole plan, the one that was going to buy you your time back, dies on the first attempt.

You’ve probably been thinking about this for a while already. That’s time you don’t get back either.

Twelve weeks from now you could be someone who knows how to read a deal, price a refurb, make an offer and walk away from the wrong house. That’s a skill you own, and you can use it over and over again. Flipping houses gives you choices. You don’t have to ask anybody when it’s all right to go home or take a holiday.

✓This is for you if

You’ve got some money behind you, or you’re willing to learn how to raise it. You want a skill you own and can use again. You’ll turn up to the sessions and do the weekly work, because that’s where the change happens.

×It’s not for you if

You’re after a quick win by the weekend, or you’d rather hand your money to somebody else and stay a passenger. We’ll be right beside you the whole way, but you’re the one buying the house.
